Reset Date

Definition

The date when an adjustable-rate mortgage's fixed period ends and the interest rate begins adjusting based on the index + margin. This is when payment shock typically occurs as rates move from the teaser rate toward the fully indexed rate.

Example

Your 5/1 ARM originated in January 2021 has a reset date of January 2026. On that date, your rate adjusts from the 3.5% teaser rate toward the fully indexed rate (SOFR + margin), subject to rate caps.
