Payment Shock

Definition

The sudden increase in monthly mortgage payment when an adjustable-rate mortgage resets from the teaser rate to the market rate. For jumbo loans, payment shock can exceed $3,000/month, potentially pushing borrowers over qualifying DTI thresholds.

Example

A $1M jumbo ARM at 3.5% teaser rate has a $4,490/month payment. After reset to 7.5% (subject to caps), payment jumps to $6,992/month—a $2,502/month increase that may be unaffordable.
