Teaser Rate

Definition

The initial below-market interest rate offered during the fixed period of an adjustable-rate mortgage (ARM). Called a "teaser" because it's temporary and typically 1.5-2% below the fully indexed rate that will apply after reset.

Example

A 5/1 ARM might offer a 5.5% teaser rate for the first 5 years, while the fully indexed rate (SOFR + margin) is 7.5%. After year 5, the rate adjusts toward 7.5%, subject to caps.
