Closed-sale medians from the Zillow sales files merged for this site (data/sales-data). A town is included only when it has at least 8 sales dated in 2026 or later whose recorded city matches the town name — the same threshold and matcher as the /neighborhoods/{town}/{type} pages. Single-family medians use the single-family pool (3+ bedrooms, 1.5+ bathrooms). Condo and multi-family medians use recent-sales-boston-nonsf-condo-th-mf-2026-05-28.csv. Sales dated 2022–2025 are excluded. This is a median of recorded closed sales in that file set, not an appraisal and not a Census median home value.
