Rate Cap
Definition
Limits on how much an adjustable-rate mortgage (ARM) interest rate can increase. Typically structured as initial cap (first adjustment), periodic cap (each adjustment), and lifetime cap (total increase over loan term).
Example
A 2/2/5 cap structure means: +2% maximum at first reset, +2% maximum per subsequent adjustment, and +5% total increase over the loan's lifetime. A 3.5% start rate can't exceed 8.5%.
