Masonry Delamination

Definition

When the outer layer of a solid masonry wall separates from the inner layers due to deteriorated mortar, rusted metal ties, or freeze-thaw cycles. Causes bulging walls. Iron star plates bolted to buildings indicate emergency repairs to prevent collapse.

Example

A North End building shows a 3-inch bulge in the facade. Structural repair requires installing steel rods through the wall to tie layers together, then adding star plates on the exterior ($30,000-$80,000).
