Definition

When the face of a brick pops off due to freeze-thaw cycles combined with trapped moisture. Common in historic masonry when modern Portland cement is used for repointing instead of traditional lime mortar, preventing moisture from escaping.

Example

A South End rowhouse repointed with Portland cement in the 1980s shows extensive spalling—brick faces popping off above windows and at ground level. Repair requires removing hard cement, replacing damaged bricks, and repointing with lime mortar ($25,000-$40,000).
