Definition

Zoning that allows buildings to be constructed directly on property boundaries with no side setbacks. Essential for rowhouse/townhouse construction. Most Massachusetts suburbs prohibit zero lot line construction, preventing authentic urban density.

Example

Beacon Hill and South End rowhouses use zero lot line construction—buildings share party walls on property lines. Modern zoning in Newton and Lexington requires 5-10 foot setbacks, making rowhouse construction illegal.
