Setback

Definition

Minimum required distance between a building and property line, mandated by zoning codes. Front/side/rear setbacks prevent zero lot line construction and enforce suburban spacing. Major barrier to building rowhouse-style developments.

Example

Winchester zoning requires 20-foot front setback, 10-foot side setbacks. This makes building Beacon Hill-style rowhouses illegal—they would need 40-foot-wide lots vs. historic 18-foot lots.
