NAR Settlement (August 2024)

Definition

The National Association of Realtors settlement that fundamentally changed real estate commissions effective August 2024. Ended the practice of advertising buyer agent commissions on the MLS, making buyers primarily responsible for negotiating their agent's fee. Requires written buyer agreements before touring homes.

Example

Pre-August 2024: Seller automatically paid buyer agent commission (advertised on MLS). Post-settlement: You negotiate your agent's $12,500 fee as a seller concession or pay directly—it's no longer automatic.
