Buyer's Agent

Definition

A real estate agent who represents the buyer's interests in a transaction, including property search, showing homes, making offers, and negotiating terms. Post-August 2024 NAR settlement, buyers now directly negotiate agent fees (typically 2.5%) either as seller concessions or direct payment.

Example

Your buyer's agent helps you find properties, research neighborhoods, submit offers, and navigate inspections through closing. You negotiate their $12,500 fee (on a $500K home) as a seller concession in your offer or pay directly at closing.
