Definition

The annual return on investment, typically expressed as a percentage. In real estate, rental yield divides annual rental income by property value. Similar to cap rate but may or may not account for operating expenses.

Formula

Gross Rental Yield = (Annual Rental Income ÷ Property Value) × 100

Example

A $600,000 property generating $36,000 annual rent has a 6% gross rental yield. After $12,000 in expenses, the net yield is 4%.
