Cash-on-Cash Return

Calculation

Definition

The annual pre-tax cash flow divided by the total cash invested (down payment, closing costs, renovations). Measures the return on actual cash invested.

Formula

Cash-on-Cash Return = (Annual Pre-Tax Cash Flow ÷ Total Cash Invested) × 100

Example

If you invest $150,000 (down payment + costs) and generate $12,000 annual cash flow, your cash-on-cash return is 8%.
