Occupancy

Definition

The act of living in or using a property. Occupancy typically transfers at closing, but may be delayed in rent-back arrangements. Lenders may have restrictions on occupancy for investment properties.

Example

For FHA loans on multi-family properties, you must occupy one unit within 60 days of closing. This owner-occupancy requirement qualifies you for the FHA loan terms.
