Flood Insurance

Definition

Separate insurance for flood damage, not covered by standard homeowners policies. Required if property is in a FEMA flood zone. In 2025, lenders increasingly require flood coverage earlier in underwriting, and coastal properties may face 30%+ year-over-year premium increases.

Example

Homes in Special Flood Hazard Areas (SFHA) require flood insurance, typically $400-$3,000+ annually. A coastal Cape Cod property might see flood premiums jump from $1,200 to $1,600+ in 2025, sometimes blowing up debt-to-income ratios during underwriting.
