Environmental Testing

Definition

Specialized inspections for environmental hazards including radon, lead paint, asbestos, mold, or soil contamination. Often conducted during the home inspection contingency period. Results may require mitigation or affect purchase decisions.

Example

During your inspection period, you conduct radon testing (required in MA), lead paint testing (pre-1978 homes), and mold inspection. Radon levels exceed 4.0 pCi/L, requiring seller to install a $2,000 mitigation system.
