Designated Agency

MA Specific

Definition

A business model within Massachusetts brokerages where separate agents represent the buyer and seller in an in-house transaction, but the Principal Broker becomes a Dual Agent maintaining neutrality. While agents are separated, the brokerage leadership remains neutral, still impacting absolute buyer advocacy.

Example

Your buyer's agent works at a large brokerage that also lists properties. When you want to see one of their listings, the Principal Broker becomes the Dual Agent, and another agent in the firm is designated to represent the seller—but firm leadership is still neutral.
