Consideration

Definition

The value exchanged in a transaction, almost always money in real estate. $0 or undisclosed consideration often indicates hidden arrangements, fraud, or non-arms-length transactions. Legitimate $0 transfers include family gifts or trust transfers.

Example

A deed showing "$0 consideration" when a property is sold for $700K is a red flag. Legitimate reasons include family gifts or divorce settlements, but fraudulent reasons include concealing actual sale prices or disguising kickbacks.
