Chain of Title

Definition

The sequential history of all transfers, liens, and encumbrances affecting a property from original grant to current owner. Title searches examine the chain of title to verify clear ownership and identify defects.

Example

Chain of title shows: Original grant (1950) → Sale to Smith (1980) → Mortgage lien (1980) → Sale to Jones (2000) → Mechanic's lien (2005) → Sale to you (2025). Each link must be valid for clear title.
