The rate of return on a real estate investment property based on the expected income. A key metric for comparing investment properties.

Formula

Cap Rate = (Net Operating Income ÷ Property Value) × 100

Example

A property generating $50,000 annual NOI purchased for $750,000 has a 6.67% cap rate (50,000 ÷ 750,000 × 100).
