SOFR (Secured Overnight Financing Rate)

Definition

The benchmark interest rate that replaced LIBOR for adjustable-rate mortgages issued after 2021. Based on actual Treasury repurchase agreement transactions, making it a risk-free rate. Moves in lockstep with Federal Reserve policy rates.

Example

As of 2025, SOFR typically ranges from 4.8-5.3%. Your 5/1 ARM with a 2.5% margin would adjust to approximately 7.3-7.8% (SOFR + margin) after the initial fixed period, subject to rate caps.
