SFHA (Special Flood Hazard Area)

Definition

FEMA-designated high-risk flood zones (Zones A and V) where flood insurance is federally required for mortgages. Zone V includes coastal areas with wave action. Even outside SFHA, coastal properties increasingly require flood coverage.

Example

A Cape Cod home in Zone AE (SFHA) requires flood insurance for any mortgage. Premiums can be $1,200-$3,000+ annually. Lenders now pull updated flood-zone data earlier in underwriting, sometimes requiring coverage even if previous owners didn't have it.
