Settlement Statement

Definition

The detailed closing document (also called HUD-1 or Closing Disclosure) that itemizes all costs, credits, and funds exchanged at closing. Shows purchase price, loan amount, closing costs, prorated taxes, and net amounts due from buyer and seller.

Example

Your settlement statement shows: Purchase price $700,000, loan $560,000, closing costs $18,500, seller credits $5,000, resulting in $153,500 cash due from you at closing.
