Replacement Cost

Definition

The cost to rebuild or replace a property with similar materials and quality at current construction prices. Used for insurance purposes and cost approach appraisals. Also refers to insurance coverage that pays full rebuilding costs without depreciation (preferred over ACV coverage).

Example

A 2,500 sq ft Winchester home with market value of $900,000 might have replacement cost of $450,000-$550,000 for insurance purposes. Replacement cost coverage pays full rebuilding costs if destroyed, while ACV would pay only depreciated value.
