Non-Renewal

Definition

A carrier's decision not to renew your policy at expiration (different from cancellation, which occurs mid-term). In Massachusetts, carriers must provide 45 days notice. Non-renewals have spiked in 2024-25, especially for coastal properties, older homes, and properties with multiple water-damage claims.

Example

After two ice-dam water claims in three years, your carrier sends a non-renewal notice 45 days before expiration. You must find new coverage, often through the FAIR Plan at 30-40% higher premiums, or risk force-placed insurance from your lender.
