Definition

Annual rental income minus operating expenses (excluding mortgage payments and depreciation). Used to calculate cap rate and property value.

Formula

NOI = Gross Rental Income - Operating Expenses

Example

Rental income of $72,000/year minus expenses of $22,000 (taxes, insurance, maintenance, property management) equals $50,000 NOI.
