Mechanic's Lien

Definition

A lien filed by contractors, subcontractors, or suppliers for unpaid work or materials. Can cloud title and prevent sale until resolved.

Example

A contractor who renovated the kitchen but wasn't paid might file a $25,000 mechanic's lien against the property.
