Like-Kind Exchange

Definition

A tax-deferred exchange of real estate properties of similar nature or character, allowing investors to defer capital gains taxes. Part of the 1031 exchange process, where you sell one investment property and purchase another within specified timeframes.

Example

Sell a Boston apartment building for $800K and purchase a Winchester multi-family for $900K within 180 days. Both are "like-kind" rental properties, allowing you to defer all capital gains taxes on the sale.
