Gift Funds

Definition

Money given by a family member or other acceptable donor to help with down payment or closing costs. Must be documented with a gift letter and proof of transfer. Cannot be a loan.

Example

Your parents gift $50,000 toward your down payment. You provide a gift letter stating it's a gift (not a loan) and show bank statements proving the funds were transferred.
