Front-End Ratio

Calculation

Definition

The percentage of gross monthly income spent on housing costs (principal, interest, taxes, insurance, HOA). Also called housing ratio. Most lenders prefer this ratio below 28%.

Formula

Front-End Ratio = (Monthly Housing Costs ÷ Gross Monthly Income) × 100

Example

Monthly income $8,000, housing costs $2,200 (P&I $1,800 + taxes $300 + insurance $100). Front-end ratio is 27.5%, within lender guidelines.
