Appraisal Gap

Definition

The difference between the purchase price and appraised value. Buyers must either renegotiate, increase their down payment, or walk away (if contingency exists).

Example

Offer $800,000 but appraisal comes in at $775,000. You need an extra $25,000 down payment or must renegotiate to $775,000.
