Definition

Appraisal method for investment properties based on income generation potential. Uses cap rates and net operating income to determine value.

Formula

Value = Net Operating Income ÷ Cap Rate

Example

A rental property generating $50,000 NOI in an area with 6% cap rates would be valued at approximately $833,000 ($50,000 ÷ 0.06).
