Ask someone to name the "youngest" town around Boston and they might reach for a college town or a transit-rich neighborhood. They're not wrong. But the town that actually tops the list is a university and biotech magnet on the Charles River, where the median resident is 30.6 years old — more than two decades younger than the median resident of Gloucester, the metro's oldest town.

Notice the pattern: three of the top four are university towns or transit-rich neighborhoods (Cambridge, Somerville, Boston). Lawrence and Waltham follow, both labor-market magnets that draw young workers. Lowell, Brookline, Malden, and Medford are either older industrial cities or close-in suburbs with rental stock and transit. Age, it turns out, tracks knowledge work and turnover more than it tracks wealth.

Cambridge earned this the academic way. It's home to MIT, Harvard, and a gravitational pull for biotech, research, and knowledge-economy jobs that draws young professionals from across the country. The median resident is still working toward tenure, finishing a PhD, or launching a startup. Unlike a college town, Cambridge retains its young cohort even after graduation — the ecosystem keeps them. It's less a transient student population than a sustained magnet for youth and upward mobility.
